Diagnose before changing the message
Review showing feedback, competing listings, condition, and local comparable sales with the seller. Financing cannot fix an unrealistic price or a property problem.
Compare two real offer structures
Ask the lender to model a lower purchase price and a seller-credit structure using the same buyer assumptions. A credit generally applies to allowable costs, not a buyer’s down payment or unrestricted cash back.
Permitted concessions depend on the loan, occupancy, transaction, and applicable rules. Have the lender and appropriate real estate professionals verify the structure before writing or promoting terms.
Keep public messaging honest
Describe a credit as negotiable and subject to agreement and lender review. Do not advertise a teaser payment without the required context and disclosures. Have your brokerage review financing-related marketing.
